The property has a main lot crossed by a low-traffic road and few other lots in the woods.
The buildings’ area and the spectacular paddocks are the boundary of the Park.

The stud farm is in Dormelletto, on the western side of Lake Maggiore, a village renowned in the racing world for the breeding of thoroughbred horses.

History
Federico Tesio's Dormello-Olgiata is one of the most famous breeders in the world: it bred dozens of Champions, including Nearco and Ribot. This estate is one of the five farms that Mr. Tesio built in the early 20th century around Dormelletto, where he bred all his horses. In the 1970s, this Cascina was sold to the current owners who chose to keep its structure and its spirit as it was, continuing to breed successfully in a place that is still visited by racing fans from every country.

The property is equipped with every urbanization service. All buildings are in very good condition and are registered as agricultural properties.
The farmstead has an L-shaped plan:
On the ground floor are the saddlery (18sqm), a two-room office with fireplace (38sqm), a storage room (18sqm), a laundry room with bathroom and kitchenette (32sqm), a storage room and a porch that gives shelter to cars (40sqm), a heating station (wood and gas boiler) as well as 4 horse stalls of over 110sqm. Stables
There are two main stables in the stud farm: a historical stone-walled English-style stable - traditional doors to the outside -, with 12 horse boxes of m4x4 each, and an American-style stable (interior corridor, sliding doors) of approximately 180sqm containing another 12 boxes.
Then there are two barns: an old one, with a m5 high roof, of 155sqm; and a newly built one, 8m high x 112sqm base, currently used as a vehicle shelter.
In front of the stone stable there is big horse walker for the exercise of the horses.
Finally, in the back of the farmhouse there is a grain silo.
Climate
DORMELLETTO (NO)
Dormelletto, on the shores of a very big lake, has a temperate Mediterranean climate that is pleasant throughout the year. Summers are warm and dry with temperatures often above 25°C and provide opportunities to enjoy the beaches. Winters are moderately cold and sometimes snowy, with temperatures rarely falling below 0°C. Spring and autumn bring pleasant temperatures and are ideal for both people and horses. Sunny days are always more than 200 per year.
