The Property
The property is in a single merged lot made up of mostly flat but also pleasantly undulating paddocks, centered on an area with all the buildings: the largest shed is the main stable, with a corridor of prefabricated boxes.
Close by are the buildings used as offices, shed, barns, warehouses and janitor apartment.
The creek running through the meadows leads to the Tiber that passes on the property boundary and to the nearby village, part of a town of 16,000 inhabitants.

Access to the farm is by a 300m dirt driveway that connects the property to the paved road leading to the highway.
The pastures are well connected by internal and nearby roads, and each paddock has its own water supply with drinking troughs, gates, and fencing with hedges, wooden fences, and electricity.
In addition to the facilities, all of which are up to code, the permits and machinery to pump water from the river are available; however, the summer irrigation is rarely needed due to the mildness of the climate: the farm is 250m. above the sea level.
The buildings, all stacked and grouped in the central compendium, have different states of maintenance: some sheds are in need of renovation in order to take full advantage of the versatility and potential of this investment property.
Location
The farm is located in a wide natural amphitheater surrounded by Apennine reliefs and is just 1km from the exit of the E45 highway connecting Rome to Romagna and 2km from the Pierantonio train station.
Perugia airport is 25km away, and Florence and Rome are less than 2 hours by car. Medieval and Renaissance villages in the immediate surroundings are uncountable; Assisi is less than half an hour by car. Antognolla Golf Club is 6km from the property.
History
This property was included in the vast Ascagnano estate, named after the castle overlooking the area; Ascagnano was a large agricoltural company that carried out a wide variety of activities. This particular estate was first used for the production of beef cattle and only later, around the 1980s, was transformed into a thoroughbred horse breeding farm and stud. The success achieved by the horses bred here has been resounding and includes winners of several Derbies, of every Italian Classic and of important races abroad.
Buildings
The buildings - see photo opposite - are a shed (1) of 850sqm to be renovated with 20 stalls, an agricultural vehicle shed, and two changing rooms with toilets. The big shed (2) of 1500sqm is the main stable barn, containing 61 prefabricated wooden indoor boxes with a central aisle.
The shed (3) has a 850sqm covered area and it, is used for storages and as a covering yard but is in need of renovation. In contrast, the shed (4), measuring 650sqm, is in good condition.
The building (5) measures 175sqm and is divided into: office, bathroom, janitor apartment, (3 rooms with bathroom and kitchenette), horse examination room with stocks, service room.
Building (6), of 14 sqm, contains the office with bathroom and the stallion unit. Building (7), a 56sqm stable, is currently used for storage and washing box; the remaining structures (8 and 9) are the large iron-covered barn, 765sqm., and the open-air manure house.
Stables
At Cascina Nese there is a total of 87 horse boxes, all equipped with electricity, running water and feeders: in the main shed there are 55 prefabricated boxes with a wide central corridor, each one measures 4.5x3m and they are in excellent condition. Also in the same shed is the foaling area - with video surveillance system - consisting of two 6x4.5m stalls and four 4.5x3m stalls.
In the building closer to the creek there are another 20 stalls (4.2x3m, in need of renovation) while the stallion barn counts on three stallion boxes, each of almost 30sqm, and a service corridor.
Finally, there are 3 other separate stalls that are currently used as storage.
Climate
PIERANTONIO DI UMBERTIDE (PG)
Pierantonio di Umbertide enjoys a temperate Mediterranean climate, with hot, dry summers that bring maximum temperatures sometimes exceeding 30°C. Winters are not always mild, and minimum temperatures can reach 0°C. In contrast, spring and autumn have very mild and pleasant ideal temperatures, with small daily variations and substantial rainfall. Despite this, the area can always count on at least 190 completely sunny days per year.
